The Delaware Homebuilding Market

Delaware’s new-home market is really two markets: New Castle County’s Philly-commuter production housing, and Sussex County’s retiree-driven beach machine, where the population grew nearly 17 percent since 2020 and a third of residents are 65 or older.

Growth concentrates west of Route 1 around Lewes, Rehoboth and Millsboro, where Schell Brothers, Insight Homes and national production builders develop resort-style and 55-plus communities, powered by no sales tax and some of the region’s lowest property taxes. In the north, builders serve Philadelphia commuters with production communities along the I-95 corridor through Wilmington, Newark and Middletown.

Sussex County issued 3,885 building permits in 2025, though early-2026 data showed the beach market tilting toward buyers for the first time in years. For hiring managers, the takeaway is direct: division, land and construction leadership with Delaware experience is in constant demand across both markets.

Who’s Building in the Delaware Market

Builder Magazine’s 2025 Local Leaders ranking puts numbers on the northern half of that competition. In 2024, the ten highest-volume builders in the Philadelphia-Camden-Wilmington market, which includes New Castle County, closed a combined 4,093 new homes:

Lennar Corp.708
D.R. Horton508
Toll Brothers465

Blenheim Homes172
Keystone Custom Homes137

South of the canal, Sussex County’s beach market runs on a different engine, with Schell Brothers, Insight Homes and national production builders drawing from the same Delaware-area leadership pool. That two-market pull is why experienced local talent is so difficult to hire and keep.

Delaware Homebuilding Recruiter FAQs

What positions does MatchBuilt recruit for in Delaware?

We recruit leadership across executive management, land acquisition and development, construction and operations, sales and marketing, finance and accounting, and purchasing, from Director and Vice President through Division President and C-suite.

Do you recruit throughout New Castle and Sussex counties?

Yes. Our Delaware market coverage includes Wilmington, Newark, Middletown, Dover, Lewes, Rehoboth Beach, Millsboro and Georgetown. MatchBuilt is a national homebuilding search firm, and Delaware is one of the markets where we recruit.

Do you recruit candidates who already have Delaware homebuilding experience?

Yes. Local market experience matters in Delaware, from land and entitlement knowledge to established builder and trade relationships. We focus on candidates who already know the New Castle County commuter market and the Sussex County beach and 55-plus markets, because relocating established leaders is difficult and local relationships shorten the ramp to impact.

What does a homebuilding executive search cost?

We offer both contingency and retained search, with the fee structured around the role and the scope of the search. Contact us and we will put together a proposal for your position.

What are homebuilding salaries in Delaware?

Salaries vary by builder size, division volume and responsibility. Our 2026 Homebuilding Compensation Report publishes base salary, target bonus and auto allowance ranges based on actual placements and accepted offers.
