VP of Construction role and responsibilities

Titles vary by builder, but the Vice President of Construction typically owns the construction operation for a division or market: land development handoff through final walkthrough. That means holding the construction budget, protecting cycle time, managing superintendents and project managers, qualifying and negotiating with trade partners, and answering for quality and customer satisfaction scores. At larger builders the role may span multiple communities or divisions, with directors of construction reporting up.

What homebuilders look for in a Vice President of Construction

When a builder hires a Vice President of Construction, the resume matters less than the record. Hiring teams look for leaders who have run real volume: annual closings, active communities, and starts per year at a scale similar to their own.

They want someone who has built a leadership bench, hiring and developing field and office talent rather than carrying everything personally. Trade partner relationships count heavily, along with a track record of holding schedules and protecting quality.

Cost discipline and cycle-time performance round out the picture, plus the ability to communicate clearly with division leadership, sales, and land teams. A Vice President who can speak the language of every department is the one who gets the offer.

How this role differs from a Director of Construction

A Director of Construction typically runs field execution day to day: superintendents, schedules, trade coordination, and getting homes built on time. The Vice President of Construction usually owns the broader construction function: the leadership team, department budgets, trade strategy, quality programs, and division-wide performance. The Vice President answers for results across every community, not just the jobs in front of them.

In smaller builders the two roles can blur into one job. In larger divisions they are distinct positions, and the step up from Director to Vice President is often one of the biggest moves in a construction career.

What affects Vice President of Construction salary?

Two executives with the same title can earn very different compensation. The reason is scope. A Vice President overseeing 100 closings a year and one overseeing 1,000 run very different businesses, with different profit responsibility and team sizes. The low end of the range tends to reflect smaller regional builders and narrower scope; the high end reflects larger builders, broader scope, and more competitive markets.

Scope matters beyond closing volume. Number of active communities, team size, budget responsibility, geographic coverage, product complexity, and the condition of the construction operation can all move compensation. A proven leader stepping into a growth or turnaround situation can command a premium because the expectations extend well beyond day-to-day field execution.

What separates a $150K Vice President from a $250K Vice President

The difference is rarely the title. It is the scope.

At the lower end of the range you will typically find a Vice President running a single market: a handful of communities, a smaller team, and a budget that fits on one division P&L. At the upper end you will find multi-market or high-volume responsibility, larger teams, and ownership of budgets that run into the hundreds of millions.

The factors that move a candidate up the scale: annual closings, number of communities under management, team size, cost control record, cycle-time results, depth of trade relationships, the strength of the leadership bench beneath them, and a demonstrated ability to scale an operation. A Vice President who has grown a division before can command a premium because builders are paying for a repeatable outcome.

What can push compensation above the range

Some situations justify pay above the published range. Large-volume divisions with aggressive growth plans, turnaround situations where the construction operation needs rebuilding, and multi-market responsibility all stretch the role beyond the typical scope. Unusually complex product types can do the same.

Candidates with strong land and construction crossover experience are rare and priced accordingly. And a leader with a proven record of scaling a division, taking it from one level of volume to a materially higher one, will often land above range because the builder is buying growth, not just management.

How Vice President of Construction bonuses work

Target bonuses for Vice President of Construction run 50% to 2X base salary. Payouts are usually tied to measurable outcomes: closings volume, starts pace, gross margin, cycle time, and customer satisfaction. At public builders, restricted stock or long-term incentive plans often sit on top of the annual bonus.

One caution that applies at every level: a large target is only worth what the payout history supports. Ask how often targets were actually paid before you treat the number as real.

What candidates should ask about the bonus

Target bonus percentages only tell part of the story. Before accepting an offer, candidates should ask how the bonus has actually paid out over the last two to three years.

Ask what metrics drive it, and where the thresholds and caps sit. Find out how much of the payout is formula-based versus discretionary.

Ask whether goals are division-specific or company-wide, since a strong division inside a weak company can still miss. And clarify timing: when the bonus pays out, and what happens on a mid-year hire or an early exit. A 100 percent target that has never paid above 60 percent is not really a 100 percent target.

How to use this salary range

If you are hiring: benchmark your offer before you lose a finalist over compensation. If your offer sits below the range for the scope you are hiring, the market will tell your candidate.

If you are a candidate: use the range to evaluate an offer, then dig into the full package. Bonus metrics and payout history, auto allowance, and long-term incentives matter as much as base salary.

Common backgrounds for Vice President of Construction hires

Most Vice President of Construction hires come up through the construction ladder: Director of Construction, Area Construction Manager, or Regional Construction leader. Builders promoting from within usually pick leaders who have already run multiple communities or a full region. Some candidates cross over from VP of Operations, particularly at builders where operations and construction are tightly linked.

For candidates mapping a path into the role, the milestones that matter are running more than one community, managing other managers, and owning a budget. Those three experiences are what hiring teams screen for.
