Vice President of Land Development

We are seeking an experienced Vice President of Land Development for a leading homebuilder in Florida.

This role will support a rapidly growing region that includes large-scale traditional and active adult master-planned communities. The ideal candidate brings senior-level land development experience with a high-volume homebuilder or developer and has successfully taken communities from raw land through delivery. Experience managing large, complex land development programs is essential, with a proven track record overseeing sizable development budgets.

Vice President of Land Development Responsibilities:

  • Lead and advance the end-to-end land development process with a customer-first, community-driven mindset.
  • Create, maintain, and manage the Division’s land availability and inventory pipeline in alignment with the Division’s strategic plan.
  • Conduct detailed feasibility analyses evaluating physical, political, financial, and market factors, with ongoing projections from initial pro forma through purchase and development budgets.
  • Partner closely with the land acquisition team on land and lot purchases to ensure alignment between acquisition strategy and development execution.
  • Direct division-level land development budgeting, pro forma inputs, and cash flow forecasting, ensuring alignment with strategic plans and financial targets.
  • Identify, create, and capitalize on opportunities to accelerate project timing and enhance profitability within statutory and regulatory frameworks.
  • Serve as the Division’s representative in negotiating development-related construction actions, agreements, and servicing contracts.
  • Maintain accountability for statutory approvals, land plan design coordination, and compliance with zoning conditions and closing requirements.
  • Ensure community phases are delivered on schedule and within budget to support homebuilding operations, providing regular progress updates to Division leadership.
  • Develop and manage division-wide land development schedules and budgets for each project, reporting status, risks, and mitigation plans to the President.
  • Provide leadership and mentorship to the Land Development team, including talent development, performance management, and recruiting as the Division grows.
  • Build and maintain strong relationships with elected officials, government staff, and key industry stakeholders to stay ahead of upcoming land and development opportunities.
  • Monitor external market, regulatory, and economic factors that may impact real estate values and development strategies, advising leadership accordingly.
  • Promote innovative and non-traditional land uses across both new acquisitions and existing inventory to enhance long-term value creation.
  • Communicate and reinforce the company’s development philosophy and operating principles across internal teams and external partners.
  • Contribute to community engagement and giving initiatives that align with the company’s values and its long-term market presence.

Vice President of Land Development Qualifications:

  • Bachelor’s degree in civil engineering, urban planning, construction management, or a related field. Master’s degree preferred.
  • Ten or more years of progressive experience in land development, including senior-level project and team leadership responsibilities.
  • Deep understanding of the full land development lifecycle, from acquisition and due diligence through entitlement, development, and finished lot delivery.
  • Demonstrated success planning and delivering large-scale residential communities with a customer-first mindset.
  • Strong expertise in feasibility analysis, including physical constraints, political considerations, financial modeling, and market evaluation.
  • Working knowledge of zoning regulations, entitlement processes, and Concurrency and Level of Service (CLOS) requirements.
  • Proven experience with development budgeting, cash flow forecasting, and financial oversight.
  • Effective leader with a track record of building, developing, and managing high-performing land development teams.
  • Ability to establish and maintain productive relationships with landowners, consultants, industry partners, and local, state, and municipal officials.
  • Entrepreneurial and innovative approach to land use, with the ability to identify and execute value-enhancing opportunities.
  • Strong written, verbal, and presentation skills, with the ability to communicate effectively across executive leadership, internal teams, and external stakeholders.
