Director of Land Development Requirements
Financial Planning and Budget Management
- Develop and manage comprehensive land development budgets, with a strong focus on cost-to-complete analysis and financial forecasting.
- Prepare detailed cost estimates and maintain cost control measures throughout the development process to ensure projects are completed within budget.
- Monitor and report on financial performance, providing regular updates to senior management on project status, cost variances, and financial risks.
- Identify cost-saving opportunities through value engineering, efficient procurement practices, and effective negotiation with contractors and vendors.
- Collaborate with finance and accounting teams to ensure accurate financial reporting and compliance with company financial policies.
Pre-Development Planning and Coordination
- Lead the preparation and review of preliminary site plans, grading plans, and utility designs, ensuring alignment with budgetary constraints and cost targets.
- Conduct feasibility studies and due diligence on prospective sites, focusing on cost implications, zoning regulations, and infrastructure requirements.
- Work with internal teams and external consultants to develop cost-effective development strategies, minimizing expenditures while maximizing value.
- Coordinate with municipal bodies and regulatory agencies to secure permits and approvals, maintaining adherence to project schedules and budget constraints.
Project Execution and Cost Control
- Oversee the execution of land development projects from site preparation through infrastructure installation, ensuring all work is completed within budget and on schedule.
- Conduct regular site visits to monitor progress, assess quality, and ensure compliance with design specifications and safety standards.
- Manage relationships with contractors, engineers, and other key stakeholders to optimize project outcomes and control costs.

- Ensure all projects adhere to company standards and local, state, and federal regulations, with a focus on cost efficiency and budget compliance.
Team Leadership and Development

Director of Land Development Qualifications
- A minimum of 5 years of experience in land development with a focus on budget management and cost control within the residential construction or homebuilding industry.
- A Bachelor’s degree in Civil Engineering, Construction Management, Finance, or a related field is strongly preferred.
- Proven experience in managing land development budgets, conducting cost analyses, and implementing cost control measures.
- Strong understanding of local zoning laws, subdivision regulations, and environmental compliance requirements.
