We are seeking a Corporate Director of Land to join a high-growth homebuilder based in Columbus, OH. This role can be based in Columbus or the Southeastern United States. It will support the executive team, division presidents, and land department heads in the acquisition, entitlement, and development planning of master-planned communities.
The ideal candidate will have experience in land acquisition, entitlements, preliminary budgeting, design, and development, preferably with a homebuilder or established developer. Key responsibilities include managing the due diligence and entitlement process, assessing the feasibility of new opportunities, budgeting, and planning. Corporate Director of Land Responsibilities
- Partner with division land teams to define strategic growth plans in their respective markets.
- Support site evaluation by reviewing market demographics, conducting comparative analyses, and providing advisory support throughout the entitlement process.
- Promote the consistent use of established best practices and collaborate with divisional teams to tailor solutions that align with corporate standards, delivering long-term, sustainable outcomes.
- Work cross-functionally with corporate and divisional operations to evolve and implement best practices; escalate key issues to the Vice President and Division Presidents as appropriate.
- Support the development and ongoing refinement of a comprehensive Land Playbook, containing detailed technical guidance consistent with organizational standards.
- Collaborate with division land teams and Division Presidents to help meet regional business plans for lot acquisition, land development, and other key performance metrics.
- Coordinate efforts between land teams and third-party consultants to ensure planning and engineering align with the corporate land standards and playbook.
- Assist the Vice President and Division Presidents with regional entitlement efforts to advance project approvals.
- Provide budgeting support as needed, including participation in land negotiations and coordination with accounting to create and refine tools that facilitate accurate forecasting and tracking.
- Ensure timely and complete sharing of key entitlement documentation and requirements with regional teams to support project execution.
- Provide technical expertise to support entitlement and development, ensuring communities are delivered to standard and ready for vertical construction per schedule. Areas of focus include lot fit, drainage, budgeting, and scheduling.
- Review land development budgets to ensure all line items are accounted for and aligned with organizational expectations.
- In coordination with the VP and construction leadership, ensure compliance with OSHA and local regulatory guidelines.
- Identify training needs and partner with internal and external resources to design and deliver onboarding and ongoing education for land acquisition, entitlement, and development teams. Support skill-building to help associates meet key performance metrics.
Corporate Director of Land Qualifications
- Bachelor’s degree in Civil Engineering, Landscape Architecture, Urban Planning, or a related field strongly preferred
- Minimum of 5 years of progressive experience in residential land acquisition, entitlement, and development
- Knowledge, Skills, and Abilities:
- Proficient in Microsoft Outlook, Word, Excel, and other land-related software tools
- Demonstrated success in leading land teams through acquisition, entitlement, and development to achieve lot delivery goals
- Strong problem-solving and analytical skills with a proactive, solution-oriented mindset
- High level of energy and urgency in navigating projects through the entitlement process
- Skilled in preparing and delivering compelling presentations to individuals and groups; able to coach others in doing the same
- Experienced in leveraging business analysis and planning techniques to achieve strategic goals
- Ability to build consensus and facilitate productive discussions with internal teams, external consultants, and government agencies
- Excellent verbal and written communication skills; able to tailor messaging to a variety of audiences and respond effectively
- Strong interpersonal skills with the ability to collaborate across departments and all levels of the organization
- Solid project management capabilities, including the ability to manage tasks from initiation through completion while ensuring thorough documentation, communication, and long-term sustainability
