Vice President of Purchasing Responsibilities:

  • Lead recruitment, selection, training, and personnel management while establishing standard operating procedures for purchasing, estimating, and design departments.
  • Ensure operating expenses align with targeted sales ratios by determining accurate standard specifications for each trade and managing trade contractor agreements.
  • Develop relationships with trades committed to cost reduction and quality enhancement, administering precise quantity take-offs and estimates.
  • Monitor competitive bidding, negotiate contracts, and implement value engineering strategies; re-bid trades in case of cost increases.
  • Establish and maintain a performance evaluation system for trade contractors/suppliers, along with an award program.
  • Analyze cost codes by phase to identify cost-saving measures, promptly communicating significant hard-cost changes to the VP of Operations.
  • Maintain master price books for sales department price adjustments and conduct thorough lot programming analysis.
  • Research and approve invoices and variance purchase orders within accounting department deadlines, ensuring starts align with monthly projections and staying informed on industry trends and innovations.

Vice President of Purchasing Qualifications:

  • Minimum of ten years of proven experience in purchasing management within the new home construction industry
  • Demonstrated track record of successfully leading and managing teams of 10 or more employees
  • Proficiency in utilizing system applications at an advanced level
  • In-depth understanding of Florida building codes, residential construction methods, and industry practices
  • Hands-on experience in implementing ERP systems
  • Exceptional negotiation skills and expertise in trade base management
  • Outstanding self-organization, planning, and problem-solving abilities
