Project Manager Responsibilities

  • Review project specifications to devise timelines and staffing plans for each construction phase.
  • Schedule material procurement to align with work timelines, ensuring deliveries are timely and support the construction schedule.
  • Lead on-site construction operations seamlessly, facilitating daily interactions with the Vice President of Operations, various division departments, and city inspectors while coordinating the efforts of staff and subcontractors across all construction stages.
  • Conduct quality inspections to ensure work meets or exceeds standards and manage the prompt and accurate processing of invoices.
  • Perform daily inspections of each condo unit to monitor progress and adherence to safety and quality standards, ensuring completion of any required adjustments post-walkthrough.
  • Ensure that both staff and subcontractors adhere to established construction, quality control, and safety protocols, address workforce issues, and resolve customer concerns efficiently.
  • Optimize personnel and equipment allocation to address construction challenges and prevent project delays.
  • Keep comprehensive records for each condo, providing up-to-date progress reports to maintain transparency and project momentum.
  • Oversee the cleanliness and marketability of the on-site trailer area, under-construction and completed unsold condos, vacant lots, and the community at large.
  • Undertake additional responsibilities as directed by the Vice President of Operations or Area Manager, contributing to overall project success.

Project Manager Qualifications

  • Required: High School diploma or equivalent. Preferred: Bachelor’s degree in construction management or a related field, or equivalent experience.
  • A minimum of five to seven years of experience in multi-story condominium construction is required, with a preference for seven to ten years. Candidates should demonstrate a blend of experience, including roles as a subcontractor and a strong track record in managing large multi-story projects as a Builder, supported by significant supervisory experience.
  • Applicants must have five to seven years of hands-on construction experience, part of which should include subcontractor work. However, a proven ability to manage large-scale projects as a Builder is crucial.
  • Demonstrated organizational and management capabilities, with a keen attention to detail and the ability to exercise sound judgment and common sense.
  • Strong problem-solving skills, with an aptitude for identifying and addressing issues promptly.
  • Occasionally required to lift, carry, and/or push/pull items weighing up to 50 pounds.
  • First aid and CPR certification is highly desirable.
  • Proficient understanding of local building codes, construction methodologies, and material applications.
  • Familiarity with elevator systems, including installation procedures and technical specifications.
  • Comprehensive knowledge of new condominium construction phases, alongside a thorough understanding of Federal, State, and company-specific safety standards. Must be adept at reading and interpreting blueprints.
