- Proactively re-bid trades in response to cost increases, ensuring alignment with budgetary constraints and project timelines.
- Develop and implement a trade contractor and supplier performance evaluation system, including an incentive-based award program to recognize and reward excellence.
- Analyze cost codes by project phase to identify and implement cost-saving measures, communicating significant hard-cost changes to the Vice President for strategic alignment.
- Maintain and update master price books for accurate sales department pricing adjustments, supporting informed decision-making.
- Conduct comprehensive lot programming analyses to maximize land use and enhance project feasibility.
- Approve invoices and variance purchase orders with precision, ensuring compliance with accounting deadlines and financial controls.
- Drive project starts by initiating and scheduling home construction in line with monthly production forecasts.
- Stay ahead of industry trends by researching innovative products, advanced construction techniques, and market developments to maintain competitive advantage.
Director of Purchasing Requirements
- Over 5 years of proven success in purchasing management within the new home construction industry, demonstrating expertise in procurement strategies and cost control.
- Effective leader with experience managing and mentoring teams of 10+ employees, fostering a collaborative and high-performing work environment.
- Advanced proficiency in system applications such as Newstar, leveraging technology to streamline operations and enhance efficiency.
- Comprehensive knowledge of Florida building codes and residential construction methods/practices, ensuring compliance and quality across projects.
- Demonstrated expertise in implementing ERP systems, driving operational improvements and data-driven decision-making.
- Skilled negotiator with a strong track record of managing trade bases, building enduring relationships, and achieving cost and quality objectives.
